We handle online planning applications, including all relevant planning documents (e.g., design and access statements, conservation statements, etc.).
Invoicing: At this point, we will invoice for the planning application.
Client Payment: The client will need to pay the planning application fee directly to the local authority. The fee varies based on the project.
Submission: The application will be submitted, and decisions typically take 6-8 weeks. Extensions may be requested for complex schemes.
Liaison: We will liaise with the Planning Department throughout the process, with minor changes to the design (e.g., window positions) included within the fee.
If the planning application or design is fully rejected, an additional redesign fee will be quoted.
Upon receiving planning permission approval, the client can instruct the builder to commence the project, subject to Building Control requirements.
We provide comprehensive building regulation packages for projects in North Yorkshire and Derbyshire. Our team ensures your project complies with all local regulations. There are two types of building regulations application. Both cost the same in total. Both use the same application form. A 'building notice' application is where the form and fee are submitted without plans. This can be only used for domestic dwellings. A full plans application is where copies of the plans are also submitted, to allow the inspectors to check whether they comply with the building regulations and either approve or reject them.
For major works, such as the removal of walls or patio doors, structural calculations by a structural engineer are typically required. While we do not provide this service directly, we can arrange for these calculations to be carried out. We recommend budgeting approximately £150 per beam + VAT for this service.
